Maintenance

Request for non-emergency maintenance

Definition of rental emergencies/lockouts
The following are considered emergencies and the tenant should call our office at (803) 931-0044 or (803) 331-4469.

  • A sewer backup that overflows causing damage to property is an emergency.
  • Flooding is an emergency and the tenant should seek a means to turn the water off to stop the damage until help arrives.
  • Damage caused by wind, storm, or fire is an emergency.
  • Lack of air conditioning is not an emergency unless the apartment residents are pregnant, elderly, ill or there are small children and the outside temperature is 80 degrees plus.
  • Normal healthy residents will wait until normal working hours for the air conditioning to be restored.
  • Lack of heat is an emergency if the outside temperature is or expected to drop below 55 degrees.
  • Evidence of smoke and/or fire is an emergency.
  • Tenant should call the fire department, and then call the after hours service.
  • A refrigerator that is completely out is not an emergency if it occurs after 5:00 PM on Sunday.
  • The tenant should take normal precautions, such as not opening the refrigerator door or placing the food in a cooler or other container.
  • Any gas leak will be considered an emergency. Immediately call the gas company at (803) 799-9000 to shut off the valve while a member of the maintenance staff is in route.
  • A broken or inoperable smoke detector is considered an emergency.
  • A break in is an emergency. Call the police immediately, and then call the office.

 

Lockouts
If you lock yourself out of your apartment during business hours, then you may contact our office to arrange to pick up a key to your apartment. We are always happy for you to get a key from us if we are available but if you get locked out after business hours or on the weekends then you will need to contact a locksmith to help you get into your apartment. It will be your responsibility to pay the locksmith.

Other Important Rental Information
  • Rent
    Rent is due on the 1st of each month and is late after the 5th. You may mail your rent personally, bring it in to the office, or put it in the drop slot (NO cash through drop slot). It is your responsibility to have your rent in on time. All rents received after the 5th of the month will be charged 5% additional rent. On the 6th of the month late notices are mailed for rent not received.
  • Lease Terms
    Your lease is for one year. If you break the lease, you will be held responsible for the entire term or until the property is re-rented. A tenant must give this office a 30-day notice to vacate in writing prior to the expected move-out date (30 days begins upon the receipt of notice).
  • Security Deposit
    Your Security deposit is a damage deposit and is placed in an escrow account. It cannot be used for rent at anytime during your tenancy, including the last month. It will be disbursed within 30 days of the termination of your lease.
  • Service Providers

 


Important Information

Unless otherwise directed, all tenants are responsible for maintaining the grounds, keeping the lawns tidy, mowed, trimmed, cleared of trash and cleaning the gutters. Never park the car on the lawn or park untagged vehicles on the premises. Under no circumstances can a satellite dish be installed without prior written approval from this office. Any fines imposed by an unauthorized action will be levied against the tenant.

We do not maintain insurance coverage on a tenant’s personal possessions and suggest you make arrangements for coverage of these items with your insurance company.

Please be considerate of your neighbors. This covers a wide variety of behavior ranging from loud music (the most common complaint) to having visitors that disturb others.
